Background & Philosophy:

Beginning with my employment in the field with my father’s construction company at the age of fifteen, my primary interest in work has always been the understanding and management of a multi-disciplined process and people toward a pre-defined, long term goal. The desire to express creativity through my work caused a move from engineering to art in college and, later, from construction to development in my employment. Whether as an individual or as a part of a team, the initiation and implementation of unique ideas into reality have always presented the most exciting and rewarding challenges. I do not gain as much satisfaction from operating or maintaining my realized ideas or someone else’s and so I support myself with people who gain fulfillment from accomplishment in these areas.

 Career History:

1977 - 1979 Partner in LW&P Advertising, Inc. handling industrial and building construction advertising and marketing in Pittsburgh, PA.

1979 - 1980 Manager of Marketing and Business Development for Mellon-Stuart Company, a national construction company in Pittsburgh, PA completing $500,000,000 of work annually. Pittsburgh projects included the PPG Building, CNG Tower and the renovation of Heinz Hall for the Performing Arts

1980 - 1985 Assistant Project Director, then Project Director, then Vice President in charge of newly opened Orlando office for Mellon- Stuart Development Group, a Pittsburgh, PA commercial and residential developer averaging $25,000,000 worth of primarily office and apartment building development annually.

1985 - 1989 Partner in Pillar Bryton Partners set up primarily to develop real estate acquired by William Dupont, III in the Orlando area. The most notable property was Dupont Center, an 11 acre mixed use urban project in downtown.

 

1989 - 1991 Senior Vice President, CNL Properties, Inc.

a large national syndicator of fast food

restaurants headquartered in Orlando. I was responsible for initiating their non-food net lease retail investment beginning with Paint & Hardware Stores for Sears, Roebuck and Co..

1991 - 1996 Majority Stockholder and CEO of Woolf Nisley Company developing approximately $20,000,000 annually of net lease retail. Major account - Sears, Roebuck and Co.

1996 - Major stockholder of Environmental Technology Associates, Inc., preparing to launch proprietary, environmentally sound waste conversion systems internationally.

Commerce Court - Asst. Project Director for the renovation of an Historic Landmark 400,000 sf warehouse at the train station on the edge of the Monongahela River into Class A office and retail space in Pittsburgh, PA

North Shore Center - Two buildings of a master planned three building, 300,000 sf office complex surrounding a public sculpture park and boat landing in downtown Pittsburgh on the Allegheny River. The park was a joint venture with the Urban Redevelopment Authority on vacant and condemned industrial property. Major Fortune 500 companies, such as Heinz and US Steel, headquartered in Pittsburgh commissioned and donated sculpture from nationally renowned artists to the park.

St. Francis Medical Office Building - 75,000 sf on the campus of regional hospital for doctor’s offices and hospital ambulatory care. Physicians were offered limited partnership interest in the development. Pittsburgh, PA.

du Pont Center - A 300 million dollar urban mixed use development comprised of 1,000,000 sq.ft. of Class A office space, a 300 room Westin Hotel and 100,000 sq. ft. of retail in downtown Orlando. The assemblage of 13 separate parcels of land, the master planning and a full Development of Regional Impact Statement (DRI) under the Growth Management Laws of the State of Florida required 3 years to accomplish. The first phase of the project, a 478,000, 28 story office building housing The First F. A. Savings & Loan initially and later Barnett Bank as anchor tenants was completed in 1988.

Orlando Tradeport - Master planning, market feasibility, land control and regulatory approvals for three 30,000 sq. ft. warehouses on the tarmac at Orlando International Airport in the Free Trade Zone on land leased from the Orlando Airport Authority.

Prosperity Center - Full development of a 121,000 sf strip center in Palm Beach Gardens, FL anchored by Sears Homelife, Office Depot, TJ Maxx, and Barnes & Noble.

Office Max - Full development of a 25,000 sf office products store in Cutler Ridge, FL for K-Mart Corp.
